Kitchen #1 - Upstairs Fully stocked with spices and utensils to make a full meal. Bedroom #1 - Upstairs King bed with private bathroom and standup shower. Bedroom #2 - Upstairs Queen bed with closet and luggage rack. Bedroom #3 - Upstairs Bunk bed with a full on the bottom and twin on the top and closet & luggage rack. Bathroom #1 - Upstairs Full bathroom with tub and new vanity. Livingroom #1- Upstairs Large comfy sectional with 55in mounted TV Dinning Room #1 - Upstairs Seating for 6 off of the living room Breakfast table - Upstairs Seating for 4 off of the kitchen Bedroom #4 - Downstairs King bed with closet and luggage rack. Desk and chair to work from home. Bedroom #5 - Downstairs Queen bed with dresser and desk/chair to setup and work from home office. Bedroom #6 - Downstairs Bunk bed with a full on the bottom and twin on the top and closet & luggage rack. Bathroom #3- Downstairs full bathroom with standup shower in the lower level off of the living room. Kitchen #2 - Downstairs Full kitchen on the lower level with garbage disposal and dishwasher. This room has the washer and dryer. High top seating for 4 with stools. Living room #2 – Downstairs Large sectional with 55in TV. Quiet fenced in backyard to let the dogs out with a covered patio. Great for yard games in the summer time. Washer and dryer in lower lever kitchen includes laundry soap and dryer sheets. 2 car attached garage with pool table, Pac-Man, and foosball. driveway parking and free street parking included. For the families with little ones we do have a pack n play free for you to use along with a high chair, children’s books and toys.

This is a very quiet neighborhood, we encourage you to have a great time, but please be mindful of the neighbors and keep the outside noise to a respectful level. Wi-Fi: Free high speed internet Smart TV with streaming capabilities Kitchen: Fully equipped, microwave, stove, oven, cookware, spices. Bathroom: Linens, Shampoo, Conditioner, Body Wash, Soap, Hair dryer Bedrooms: Linens, extra blankets, hangers, luggage racks. Our team is available online from 7 AM to 11 PM, and we're happy to assist you at any time during these hours. If you have an urgent concern, please don't hesitate to call us at nine seven zero, four eight zero, two four three seven. We're here to help! Check-Out instructions: *Please put dishes in dishwasher and start. *Take garbage out to green trash bin located on the side of the house. *Guests are welcome to use cleaning supplies found under the kitchen sink and broom in the closet. *Close all windows and lock door when you leave House Rules • No Parties or Events • Be respectful of neighbors, quiet hours are from 10pm -7am. If we receive a noise complaint and or the cops are called, we need to enforce a $500 charge. • Park on the street in front of the house or the driveway, do not park in front of neighbors’ houses. • Smoking Allowed Outside Only, not in the garage or house! • Pets are allowed with $50 per pet fee • Please make sure to shut and lock doors when you leave LATE CHECK OUT Check out is promptly at 10AM. $100 fee for late check without advance notice. If the guest is more than two (2) hours past or check out time (10 AM), then the guest will be charged $100 as the base rate for the remaining day, but the guest is still required to vacate immediately. If the guest stays for any unbooked/reserved nights, there will be a $500 per night charge to their credit card and Airbnb account. Towels & Linens: Please ensure all towels and linens remain at the property. Host will charge $20 for each missing towel, pillow, or linen. NO PARTIES OR EVENTS: $450 will be charged to guests that throw a party, cause a disturbance, or disrespect the house rules. The house is professionally cleaned between guest stays, and our cleaning crew will report abuse of the property. $1000 Fine for smoking indoors. Cleaners will report any evidence of cigarette smoke or marijuana. **Quiet hours are from 10 PM to 7 AM if this rule is broken there will be a $250 fine Note: Please clean your own grill, our cleaners are not responsible for cleaning the grill. **Please understand that just by nature, there are bugs, insects, mosquitoes, spiders, ants, etc… So do not leave doors open. We do not give refunds for bugs, insects, or animals found in or outside the home. We do have a monthly pest service with Terminix in place

Please note: We have a strict NO party and NO indoor smoking/vaping policy! Please do not invite anyone who is not included in your booking onto our property. 1. No loud parties/social events or unregistered guests allowed. By 10pm, we ask that you move any noise into the house. You are free to enjoy the evenings outdoors, but please keep the noise to speaking level. We are in a residential neighborhood 2. Please lock up all windows and doors when leaving 3. No food or drinks in bedrooms. 4. Parking is available on the street, driveway or in the garage during your stay. 5. Leave air conditioning at 74 degrees and heat at 66 when leaving the house. 6. Clean off dishes and leave them in the dishwasher, take any large trash bags or items to the trash can on the side of the house. 7. Report any damages and/or breakages in a reasonably timely manner. Damages must be paid by guests and will be reported to Airbnb. 8. Checkout is at 10am, because we have regular bookings at our home, we ask that you check out by 10am at the latest. Failure to leave on time will result in a fee of $350 plus any additional costs associated with rescheduling our cleaning staff. Please ask if you want to have a late check-out, if we can accommodate, we will. 9. Any guest found smoking or any evidence of smoking within the property will be fined $1,000. 10. Any stain found on beds or couches will be fined $500. 11. Please understand that jut by nature there are bugs, insects, mosquitoes, spiders, ants, etc. During moth season. Denver, like many other regions, experiences an increase in moth activity as temperatures rise and nature awakens. Please be aware that moths may be more prevalent in and around our property during this season. While we take measures to minimize their presence indoors, it's not uncommon to encounter them outdoors, especially during evenings and nights when they are most active. So don't leave doors/sliders/windows open. We do not give refunds for bugs, insects, or animals found in or outside the home. We do have a monthly pest service with Terminix in place. 12. A $50 pet fee will be charged per pet. 13. Pets are not permitted on any furniture, particularly the couches. If excessive pet hair is found on the couch, necessitating professional cleaning, the guest will be responsible for the associated costs. Note: Please clean your own grill, our cleaners are not responsible for cleaning the grill.

Quiet safe neighborhood. Free street parking. 2 miles to the high desirably Old Town Arvada with tons of shopping, restaurants, breweries and more. Quick 21 minutes to downtown Denver Hop on I-70, 9 minuets away, and head to the mountains.

Guest Access

Come by vehicle or uber is best. There is a bus stop .6 miles away that can take you around the city if desired. Parking is free in the garage, driveway or the street. Keyless touchpad entry on both the front and rear entrance doors. Come and go as you please with no need to worry about keys

The house was great we were supposed to have 10 people but ended up only being 7 of us. The house has plenty of space for a large group. It does have 6 bedrooms and 3 bathrooms which worked out perfectly for our large group. I really appreciated the hot water as it seemed to not run out when we were all trying to get ready each morning. A few things to note the stairs going downstairs are very steep as mentioned in other reviews. The basement was freezing cold we had to shut the vents. When we took the trash out at night there are no automatic lights so maybe just do that during the day. There is also no hand mixer however there is a blender but both would be an added bonus. Overall the house was clean and it felt very comfortable and the neighborhood was quiet. I would recommend this house for a larger group as it will have no problem accommodating you.

Our big family enjoyed our stay in this beautiful home! There was so much space and was a very comfortable fit for our big family. We all came in for a wedding and it was nice to have a home base that was easily accessible and homely feeling. Our host was incredibly kind and responsive since booking the trip. Check in and check out were explained very well and it was an easy process. The homes amenities were exactly as described and provided hours of entertainment for all ages. If we come back to the Denver area, we will absolutely be reaching out to see if it’s available. Thank you for your beautiful home!

This house was big enough for our large bunch. The host described the house accurately. We enjoyed every part of this wonderful home. Comfy beds, hot hot water, the house was clean in every room. We felt right at home walking in. Thank you for hosting our large tribe! 🥰
